Effective July 1, 2023: The Venture Out registration fee due at arrival is $125 for up to six (6) people. Payable by credit card or cash at the Venture Out Office (or Guard Gate after hours). You will receive a parking pass for one transportation vehicle.
Parking and Vehicles: Only one car, one motorcycle, and one battery-powered golf cart are permitted at each lot. Venture Out may allow one extra vehicle in the overflow lot if space is available (not guaranteed). Motorcycles must be parked on the driveway, not on gravel. No trailers of any type may be kept on the lot, including tow dollies. Any RV/towable with soft-sided or canvas parts is not allowed in the park. No EZ-UP style canopies or sunshades unless permanently attached to an RV. Vehicles must fit entirely in the driveway or be moved to overflow parking (fees apply; maximum 14 days). Absolutely no commercial vehicles allowed.
Occupancy: If you arrive with more than six (6) people or more than the maximum allowed in the rental unit, you will not be permitted into the park and no refund will be issued.
Please report any issues with the home immediately upon check-in so they can be addressed promptly.

Leaseholder Responsibilities
The person making the reservation (leaseholder) is responsible for payment, deposits, property damages, and all responsibilities in these terms and the rental contract. The leaseholder must be 25+ years old; we do not rent to prom groups, school groups, fraternities/sororities, or youth groups with or without adult supervision. Adults cannot rent properties on behalf of underage guests.
General Release of Liability
Leaseholder and guests assume all risk and waive claims for personal injury, death, or damage to personal property arising from occupation and use of the premises and/or amenities (including bicycles, kayaks, paddle boards, golf carts, docks, canals, furnishings). Neither the homeowner nor Waterfront Keys Realty, Inc. warrants the safety or suitability of the premises. Guests use all amenities at their own risk and agree to hold owner and Waterfront Keys Realty, Inc. harmless for all damages except those caused by gross negligence.
Rates, Reservations, and Payments
Reservations Made More Than 60 Days Prior to Arrival
A refundable security deposit is due within seven (7) days of booking to hold your reservation. Checks must arrive within seven (7) days. If paperwork and payment are not received, the reservation is automatically canceled. NSF checks incur a $35 fee per occurrence.
Reservations Made Fewer Than 60 Days Prior to Arrival
Payment in full is due at booking via credit card or in person. Checks are not accepted for reservations made fewer than 15 days before arrival. NSF checks incur a $35 fee per occurrence.
Rental Fee
The rental fee includes applicable taxes and fees, plus a non-refundable $100 reservation fee. Travel insurance is optional. Additional fees charged by Venture Out may apply.
Reservation Fee
A non-refundable $100 reservation fee applies to all reservations and is non-refundable under any circumstances.
Security Deposit
A refundable security deposit is required for all rentals and is not part of the rental total. If the property is left as found and no charges are incurred, refunds are issued approximately ten (10) days after departure. For unit rentals: $100 refundable deposit plus a $45 Rental Damage Insurance fee (covers accidental damage up to $3,000) or a $1,500 refundable deposit if damage waiver is not purchased. For Venture Out RV lot rentals: $100 refundable deposit.
Final Payment
Final payment (rent, 12.5% taxes, $100 non-refundable booking fee, damage waiver if applicable, and cleaning fee) is due 60 days prior to arrival.
Confirmation
Upon receipt of the security deposit, a reservation confirmation will be sent by email (or USPS upon request).
Cancellations, Substitutions & Refunds
Once you enter into a rental contract, you are binding yourself to that property for that time. There should be no expectation of compensation or relocation because you dislike the property or something is not working to your satisfaction. We will make every effort to correct malfunctions promptly, but refunds should not be expected. Unlike hotels, we cannot relocate guests without homeowner authorization.
Waterfront Keys Realty, Inc. may cancel a confirmed reservation prior to occupancy; if so, all monies on account will be refunded.
Cancellations After Initial Reservation or 60+ Days Before Arrival
The security deposit is non-refundable if you cancel at any time after the initial reservation is made.
Cancellations Fewer Than 60 Days Before Arrival
If you cancel within 60 days of arrival, there is no refund unless the property is re-rented for the same period. Travel insurance is offered to help protect your investment. If you purchased travel insurance, contact the insurer to determine coverage.
Substitutions
If your booked property becomes unavailable or uninhabitable, we may substitute a comparable property. If none are available, you may choose from available properties at published rates or request a refund.
Advance Reservations
Departing guests have first opportunity for advance reservations, up to one year in advance. For reservations, contact our office.
Hurricane & Mandatory Evacuation Policy
Tenants agree to vacate when a Mandatory Evacuation Order is issued. Within 30 days, you will receive a refund for any remaining time on your reservation. We strongly recommend purchasing travel protection, especially during June 1–November 30. No refunds are issued for inclement weather, storm warnings, or voluntary evacuations.
Official Notification: By signing the Rental Contract, each guest acknowledges being offered travel insurance to cover losses due to a mandatory evacuation order. If declined, no refund is due other than the unused portion of your reservation resulting from a mandatory evacuation only. Guests agree to comply with evacuation orders.
Trip Insurance
Optional but recommended. Premiums are non-taxable and non-refundable.
Damage Waiver
Optional $45 Damage Waiver covers unintentional damages up to $3,000 when reported prior to checkout. Damages exceeding $3,000 or not covered will be charged to the card on file. If you do not purchase the waiver, a $1,500 refundable damage deposit is required.
Holidays
Minimum stays apply: seven (7) nights for Mini Lobster Season and Opening Lobster Season (Aug 6); five (5) nights for Christmas & New Year’s. The office is closed on Thanksgiving Day, Christmas Eve/Day, New Year’s Eve/Day, and Easter Sunday (reservations may still be made online).
Arrival and Departure
Check-In Instructions
Check-in is at 3:00 PM on the first day of your reservation. During high occupancy, a specific check-in time is not guaranteed. The Venture Out Office or Guard Shack will have your name, unit number, and checkout date. Your unit will be open and clean upon arrival and stocked with one roll of toilet paper and one bar of soap per bathroom, plus one trash bag per can. All homes include linens and housewares.
Check-Out Instructions
Check-out is at 10:00 AM on the final day of your reservation.
To avoid charges against your security deposit:
- Leave the unit door unlocked with the key on the kitchen table upon departure.
- Clean all dirty dishes, pots, pans, and silverware and return them to their places.
- If there is a dishwasher, ensure all items are clean and put away; do not leave dirty dishes in the dishwasher.
- Grilling is permitted on ground-level concrete surfaces. Clean the grill and remove ashes before leaving.
- Do not make the beds.
- Remove all trash from the unit and place it at the curb.
- If your unit has a blue recycle bin, place it at the curb near the in-ground trash can. No chum boxes, plastic bags, or garbage in bins; a $25 removal fee will be deducted from your deposit if violated.
Late checkout requires advance approval; otherwise, an additional night’s rent may be charged. Return furniture and items to original positions, wash dishes, and remove trash prior to departure.
Property Use and Maintenance
Keys
Leave all keys in the unit and the door unlocked at departure. A $25 fee per missing key will be deducted from your deposit.
Maintenance
Report any inoperative equipment or problems to the office immediately. We prioritize emergencies and will make reasonable efforts to resolve issues promptly. No rent reductions for mechanical failures (HVAC, appliances, TVs, cable/satellite, internet, pools/spas, or other amenities).
Utilities
Utilities are included. Excessive use and violations of local water restrictions may be debited from your deposit. Turn off faucets, AC, and TVs at departure; leave the refrigerator on. Keep AC on auto and no lower than 74°F; keep doors and windows closed. Do not leave doors open as this can cause AC failure and charges may apply.
Cleaning
A cleaning fee is charged at booking. Cleaners do not wash dishes or pick up trash around the house. Additional charges apply for excessive cleaning or laundry at $25/hour. Do not enter the unit or place belongings inside if housekeeping is still cleaning. Do not place bait, unwrapped fish, or lobster in the refrigerator—use outside coolers or designated bait freezers only.
Trash
Garbage pickup: Monday and Thursday mornings. Place tied bags at the curb the night before. Recycling is Wednesday. Do not leave trash in in-ground trash containers.
Occupancy
Each house has a maximum occupancy. If you arrive with more than six (6) people or more than the allowed maximum, you will not be permitted into the park and no refund will be issued. Exceeding the limit will cause immediate eviction and forfeiture of all funds.
Noise
Excessive, disturbing, or unusually loud noise is prohibited at all times within the park.
Pets and Service Animals
No pets unless specifically allowed. Venture Out allows a maximum of two (2) pets in total (units and RVs). Only certain units allow pets or service animals and restrictions may apply. If you have a service animal, contact the office and submit required paperwork prior to final payment. Requests must be made at the time of reservation and are not guaranteed. Approved pets incur a non-refundable pet fee (varies by unit). Bringing pets to a non-pet unit will result in immediate eviction and forfeiture of all funds. Guests must clean up after pets and comply with Venture Out pet rules.
Smoking
No smoking inside any unit. Smoking inside results in immediate eviction and forfeiture of all funds. Smoking is permitted outside; dispose of butts properly.
Insects & Wildlife
Occasional sightings of palmetto bugs, ants, mosquitoes, or sand fleas can occur. Keep the unit clean and store food properly. No relocations, refunds, or discounts for bug sightings.
Owner Closets & Storage Areas
Locked owner closets/storage are not for guest use. Tampering will result in charges against your deposit.
Lost & Found
Not responsible for items left behind. A $50 retrieval fee plus postage applies if items are found. Items are kept for 10 days then donated.
Errors & Omissions
Information is believed accurate but not guaranteed. Not responsible for errors, omissions, equipment failure, homeowner changes, or changes in views, neighborhoods, or amenity access.
Important Notices
We may substitute comparable accommodations if your unit becomes unavailable; rates may differ. You may accept or refuse the substitute and rate. Management may enter the premises at reasonable times for inspection or repairs.

Venture Out at Cudjoe Key — Rules & Regulations
Charges and Registration Fee
Effective July 1, 2023 and forward: Registration Fee due upon arrival (up to six people): $125 (cash or credit card). Paid directly to Venture Out.
Overflow Parking
- Only one recreation vehicle and one automobile (or automotive transportation vehicle) are permitted on each lot and must be parked on the paved driveway. No trailers of any kind (including tow dollies) are allowed on the lot—these must be parked in overflow for $5/night (under 20 ft) or $10/night (20 ft and over).
- If your vehicle does not fit in your unit’s driveway, you must park in overflow. There is no guarantee overflow parking will be available—plan accordingly.
- Register for overflow at the Guard Gate or Venture Out office upon arrival for all vehicles in excess of one. Daily rates: $5 under 20 ft; $10 for 20 ft and over vehicles/trailers.
Park speed limit: 10 MPH
Attention Boaters: Raise motors when going over air curtains.
Park Rules
- Each lot is private property. Use only your rented lot and common areas. Do not trespass on neighbors’ property.
- Quiet hours are 11:00 PM to 7:00 AM. Excessive noise or nuisances are not permitted at any time.
- Bicycles after dark require a headlight and tail reflector, or carry a flashlight. Walk on left, bike on right.
- No overnight sleeping outside your unit (including boats, vans, or other vehicles).
- No boat, boat trailer, or excess vehicle is permitted on any lot; park in the overflow lot.
- Only one recreation vehicle and one automobile are permitted per lot and must be parked on the paved driveway. No EZ-UP 4-leg canopies or sunshades unless permanently attached to an RV.
- Valid driver’s license required to operate any motorized or battery-powered vehicle. Vehicles must have an effective muffler and be parked completely in the driveway. Golf carts may be parked in the marked area adjacent to the driveway.
- No vehicle or trailer may be parked on the street overnight. If necessary after 11:00 PM, contact the guard at (305) 745-1982.
- Dock boats only at the unit you are renting.
- Parents are responsible for children’s safety and discipline.
- Florida law requires rubber sewer collars on sewer hoses at the point of entry.
- No visible clotheslines on any lot. Lines are provided behind each bathhouse.
- Open fires are prohibited except gas or charcoal grills.
- Do not throw trash in canals or adjacent waters.
- No discharge of firearms, including air rifles and spear guns.
- Fireworks are prohibited.
- Do not take lobster from Venture Out canals.
- Pets must be leashed (max 8 ft). No more than two pets. Pets are confined to your lot—no walking pets in the park. Pick up after your pet. Owners may refuse pets.
- No more than six (6) persons may occupy one lot.
- No more than one 6-gallon gas tank is permitted on the property.
Trash and Recycling
Trash Pickup: Mondays and Thursdays. Do not leave loose bags at curbside. Place garbage in plastic bags, then in the in-ground can; set at curb on the morning of pickup.
Recycling Day: Wednesday — Glass, aluminum, newspapers, plastic 2-liter bottles, etc. (no plastic bags or food items).
TV Reception
Cable is not provided on RV lots.
Venture Out RV Regulations
- Only commercially manufactured motor homes, mini-motor homes, fifth wheels, travel trailers, and truck campers in good condition, appearance, and fully self-contained and/or requiring full hookups are accepted.
- Not permitted: Tents; any RV/towable with soft-sided or canvas parts; fold-out campers; pop-ups; non-commercial conversions of trailers, trucks, or buses; any park model trailer. No EZ-UP 4-leg canopies or sunshades unless permanently attached to an RV.
- A recreational vehicle and a transportation vehicle are permitted only where no setback or parking violations result:
- 10 ft from the water’s edge (if applicable).
- 1 ft from the sanitary sewer side line of the property.
- 5 ft from all other property lines.
- A completely paved driveway is required: minimum 15 ft length (measured on the short side), 10–12 ft width, enclosing any parked transportation vehicle.
- No major appliance may be located outside the RV except in a compliant storage box.
- Recreational vehicles shall not be permanently sited within Venture Out.
- All recreational vehicles are subject to management approval for condition, appearance, and road readiness.
Note: As a guest, you are a guest of every owner in the park. Please follow all posted rules for common amenities (pool, spa, tennis courts, etc.). The Board of Directors may terminate any rental for rule violations by any occupant.
Pet Rules (Venture Out at Cudjoe Cay, Inc.)
- A maximum of two (2) pets (cat, dog, or bird) are permitted in total (units and RVs). Confirm with your property manager that pets are allowed before bringing them. Most units are not pet friendly. Exceeding the maximum or violating pet rules may result in removal of the pet or eviction without refund.
- Walk pets outside the park or only on your own property. If leaving your property, you may walk your pet directly to the front gate only—not around the park or on neighbors’ lots/common areas.
- Leash required, maximum 8 feet. No fences, enclosures, or pens on the lot at any time.
- When walking to the front gate, keep pets on paved roads at all times (not on owners’ yards or plants).
- No walking pets on any common ground (store, recreation hall, pavilion, TGIF area, parking areas, or any common property).
- Do not leave pets unattended if they bark/whine and cause disturbances.
- Pick up all pet waste immediately. Bags are provided near the flagpole; always pick up waste outside the park as well.
Violations: Fines to the property owner may be assessed for rule violations, up to $1,000.
